| Residential industrialization,as an efficient,energy-saving and environmentprotecting way of production of the residential construction,has been extended in many foreign countries,China is also in self technologically innovating and introducing foreign advanced industrial technology actively,to promote the development of residential industrialization,while the progress is still slow.Based on the above background,domestic and foreign scholars have studied the promotion strategy of housing industrialization from different angles,such as policy system,technological innovation,economic input and management organization.However,the current study widely follows the research routine of putting forward promotion strategies by simple analysis of the factors influencing the development of the housing industrialization,so the condition that influence factors and promoting strategies are not closely linked and that the research on analysis and recognition towards influencing factors and the relation among the factors is poorly understood occur,while this is a key to reveal the actual process of housing industry development.This paper will further study the identification of the influencing factors,the importance of the influencing factors,the relationship and the acting path between key factors and put forward strategies for promoting housing industrialization accordingly.First,this paper briefly describes the green building action plan during13 th FiveYear published by the Ministry of housing and urban and rural construction,the basic situation of domestic housing industry,the advantages of house of industrialization,then puts forward the conclusion that the housing industry is worth promoting,but its development in China is slow,which leads to the research purpose.At the same time,on the premise of comprehensive analysis and review towards a large number of domestic and foreign research results,and putting forward the basic theory of the housing industrialization,through the comprehensive review of the development and the related domestic authoritative literature at home and abroad,primarily identifies the factors influencing the development of the housing industrialization,and makes correction and optimization towards factors by using the method of expert interview,which leads to more comprehensive and reasonable influence factors by a science means.Secondly,the original data is obtained by questionnaire,through the factor analysis process,such as the correlation test between variable,extraction and rotation for factors,explaining and naming the factors,and weight calculation for factors,this paper makes treatment of dimensionality reduction towards the identified factors,which are divided into 11 main factors,and extracted 16 factors as the key factor based on the rule of comprehensiveness and importance of factors;then based on analysis of the characteristics of two kinds of structural modeling method on DEMATEL and ISM,analyzes the feasibility of integrating the two models,the feasibility of studying the relations among the key influencing factors of the development of the housing industry by using the method of structure modeling,based on which this paper establishes the hierarchical structure model of the key factors affecting the development of the housing industry by using the method of integrating DEMATEL and ISM,then finds out the origin influencing factors and the acting path of influence based on it.Finally,based on the hierarchical structure model of the key factors affecting the development of the housing industrialization,this paper analyses the affect path between factors,and according to its characteristics,divides the effects into two aspects from the government and enterprises,and though two aspects of industrial policy incentive safeguards for government and industrial technology and production management control for enterprises,makes the analysis on how to control corresponding key factors,then obtains the promotion strategies. |
