With economic and social development, the residential housing market of China haschanged significantly. The changes are shown from multiple aspects, from the residentialdistribution system to the development of commercial real estate market: changes in regularmid-rise and high-rise buildings to villa, villa type residences, garden apartments, and highquality collective dwellings; to the development of classifications to define the large luxuryresidence and medium to small economical residences. The residences are driven by policyadjustment and real estate market. The residential typologies, the building area of the unit,spatial of the unit, height of the building have all changed as well. In recent years, because ofthe shortage of land, the price of commercial housing has grown rapidly, indemnificatoryapartments and medium to small economical housing are getting more and more attention,however, the large scale luxury residences are still in demand by medium to high incomecrowd.The large scale luxury residence contains different building typologies for example, low,mid, and high rise building. Villa and villa type of residence have the highest quality, butthese two types of buildings are low rise, too low in building density and floor area ratio(FAR), cause low in land utilization and are not economical. Under the control of governmenteconomic regulation, these types of housing cannot be built in a central business area becauseit is too large in gross building area and too high in building price, only a minority of peoplewould like to choose this type of residence. In recent years, Garden Apartment style has beenwidely recognized by the market for their design concept, which is based on a buildingtypology of mid-rise collective dwellings, combined with the benefits of the design methodsof villas: a backward terrace, a duplex, sink inner courtyard, and an independent households.Garden Apartments have developed their own spatial organization mode, allowing users tohave the living comfort of a villa in a collective dwelling. Thus, the author of this thesis takesGarden Apartments as the research object.This thesis has four sections:The first section (introduction) illustrates the background of the thesis topic, the reasonfor choosing this topic, the current research status in domestic and foreign scope, the meaningand definition of Garden Apartment, the relevant concepts, content and method of research,and the structure of the thesis.The second section (chapter two and chapter three) illustrate surveys of the residentswho live in the Garden Apartment by using questionnaires. By analyzing and summarizingthe results, the resident’s features are shown by four aspects which are social class, sense ofworth, family formation, and living behavior. The author also gives a conclusion of the livingcommand in different spaces and the command of area ratio in relations to the Garden Apartment. There are four cases studies (Phoenix City, XiangXueLanXi, ChangQingTeng,and ZhongTieShanShuiTianXia) for comparison and analysis. The author demonstrates thefeatures of different unit’s layouts, building area ratio, and the spatial organization features ofinner (interior space), outer (public space), and transitional spaces.From the first two chapters’ analysis and conclusion of the resident’s living command,the third section (chapter four) shows a demonstration of the Garden Apartment’s economicaland technical control indicator, area ratio and scale, and the applicable range of the large scaleluxury housing’s evaluation system. Also, purify and refine the spatial organization designmethods of Garden Apartment’s inner (interior space), outer (public space) and transitionalspaces.The fourth section (chapter five) proposes the idea of Garden apartment’s spatialorganization design methods, discusses the future development goals and trends, and confirmsthe research direction of the following steps.
