Extending the healthy life expectancy of the elderly is a common task in the international effort to reduce the burden on society.Under the background of the aging problem in China,the pension market has developed rapidly.The poor old-age residential design will bring a lot of waste of resources,while the excellent elderly health houses can save national resources and prolong the healthy life of the elderly.Therefore,CCRC independent living apartment which specializes in serving the healthy elderly is choosen as the entry point of this research,and the development context is taken as the research method to analyze the graphic design law of healthy senior housing.This article takes 237 cases of 26 CCRC communities in the United States,Japan,and China,including the Erickson living community in the United States(construction duration: 1893-present),the Japanese Smart community(constructed in 2009),and the shared Kanazawa community(Construction in 2014),China Taikang Community(construction time: 2015-present)as the key research object,focusing on planning and classification,space design and design concept development trend through vertical comparison along the development context and horizontal comparison between each other.Finally,compare the independent living apartments with other old-age facilities,and explore the design points of the elderly and healthy houses from the perspective of residence and personal behavior.The article adopts a combination of network,books and on-site research,and uses spatial syntax software to assist analysis.The conclusions drawn by the article include:1)The planning of the room type should avoid delineating the area section only by the growth of the number of bedrooms.It should be combined with the activity room and half of the bathroom to enrich the variety of the room type.2)In the four changes of traffic path,lighting conditions,bathroom and bedroom relationship,living space and bedroom relationship,the three countries' independent living room types are in the same direction.In the process of the transformation of kitchens,dining rooms and balconies,the trends in the three countries are different.3)The design of independent living apartment is affected by service mode,geographical location,and living habits.4)The living needs of the elderly are: Basic needs include simplified spatial relationships,reasonably open living spaces,moderately accessible design,and better lighting conditions.In terms of social relations,with the increase of the nursing services required by the elderly,the area of the living space is gradually becoming smaller,the space of etiquette and family activities in the house is gradually compounded,and the proportion of personal space is gradually increasing.However,if the body could take care of itself,the etiquette space should to be guaranteed.Family relations include an integrated living space design,a simple connection between the living space and the bedroom to promote the compactness of the small family structure.The personal space includes the separation of the living space from the bedroom,the similar conditions of the main and the second bedroom,and the proper connection with the public space to protect the privacy of the occupants and enhance their sense of filed in the living space.This research takes the development context as the research method,explores the law of the evolution of independent living apartment type,and analyzes the function setting standard of independent living apartment type from the perspective of the ageing facilities.The results of this paper can help the pension developers to pre-judicate the market development and formulate appropriate strategies for residential products.It can also provide some reference for the architects to provide space design and detail design.
