In pace with the accelerated process of urbanization in china, urban construction activityis increasing year by year. A large number of orientation placement housing communityappeared in urban construction process due to all kinds of reasons that leads to the demolitionof residences. At present, the open space of orientation placement housing community ismostly a simple copy of the construction mode of urban residential area, ignoring the uniquenature of the residents, causing unsatisfying service condition when the residents use the openspace. Along with the releasing of Beijing housing security plan in Twelfth Five-year planperiod, the government’s efforts in orientation placement housing community increases evenmore. Therefore, it is very important to understand the residents’ actual demand for the openspace of orientation placement housing community in order to guide the future developmentof the open space of orientation housing community.This paper extracts the orientation housing community as a particular type from a widevariety of community types. In addition, by investigating the basic features of residentpopulation and the use of open space and the actual needs of residents to get real feedback,this paper intends to find out the actual demands of the residents in order to provide areasonable reference for the future development of the orientation housing community.Firstly, the paper explores the characteristics of the open space of community at differenttimes by understanding the development and research status of open space both at home andabroad as well as the results from literature review, analyzing and sorting out the theory andresearch status of post occupancy evaluation to guide the research of the open space oforientation placement housing community.Secondly, it summarizes and analyzes the development course and research status of theorientation placement housing community in Beijing while sorting out the history and currentsituation of the open space of orientation placement housing community in Beijing to providesufficient basis for the field research later and guarantee the objective authenticity of thestudy.Thirdly, it takes the Chang liu yuan community and Hong shan jia yuan community asexamples to do the investigation of orientation placement housing community. By means ofmobile note, in-depth interviews, questionnaire surveys and so on, after analyzing thecollected data, it gains the results of the basic features of the residents, and the fact that theresidents prefer group activities in the open space and their focus on the practical features in aspace. In the level of physical needs, residents’needs tend to copy those of the elderly, and theresidents’request for safety and socializing increases.Finally, through a comprehensive analysis of theoretical studies and field surveysmentioned above, the paper comes to the conclusion that the orientation placement housingcommunity policies has certain defects, poor management and it lacks the consideration ofresidents’ particularities in the design. Combining current construction status of the orientation placement housing communities, the basic situation of residents, preferences ofresidents in the open space as well as physiological, safety, communication demand featuresof the residents, the paper provides suggestions from three aspects of policy, managementand design respectively, hoping to provide reference and help in the planning and design offuture orientation placement housing communities.
