| With the increasing contradiction of people’s growing demand for logistics service andthe supply of social logistics,there exists a common bottleneck problem that supportingfacilities and peripheral service are backward in the construction of logistics park. Theauxiliary and necessity of multi-function service areas have been highlighted. According tothe demand of regional economic development and market requirement in this thesis, we dolocate the target market of multi-function service areas objectively, and do in-depthexploration research for function orientation and layout planning in this thesis, which is ofpractical significance and research value.This thesis summarizes the present situation of the development of logistics parkplanning and layout, points out the disadvantage of logistics park, such as the applicationfunction is single and the service function is weak, and systematically explains thesignificance of application and the necessity and feasibility of construction of logistics park.First of all, we make the general layout scheme and gardening program of Guohua LogisticsPark multi-function service areas, mainly explain construction scheme of the multi-functionservice areas, Detail the technological requirements of multi-function service areas,and Putforward the principles of personnel structure and equipment selection. Then, From theperspective of economy, we perform the investment estimation and financing analysis for theconstruction project of Guo Hua logistics park, point out the main economic indicator, andmake breakeven analysis and sensitivity analysis respectively,which shows the rationality ofthe investment to some extent. At the same time, from the angle of risk management, wemainly analyze the various risk factors existing in the process of the construction ofmulti-function areas, such as market risk, technology risk, capital risk, external conditionsrisk and so on, make risk assessment and carry out risk countermeasure, which is good foravoiding risk construction project.This thesis gives some homologous advices to the construction of logistics parkmulti-function areas and the future development, and provides a decision-making for thestrategic resource integration and functional extensions of the multi-function service area,and also provides a decision-making basis for the future construction of logistics parkdirection and win-win cooperation in logistics enterprises in the park. |
