The Research On Sustainable Regeneration Of Old Residential Areas In Changsha

With the speeding up of city development in Changsha, many old residentialareas in the city are facing demolition reconstruction condition. On the surface, thedeveloping mode of big demolition to build using commercial power produced bydifferential rent of land, has promoted the city economic growth, but this model wouldalso have other price. For example, demolition causes intensified social contradictionsand led to a well-developed community disappears. Sometimes those costs are morethan economic benefits. In addition, these old residential areas formed the basiccharacter of the city, is carrying the special historical and cultural value, and valuablefor the people. Demolishing and rebuilding of old residential areas, not only losemany valuable buildings and characteristic city style, but also isolate the space formof city development in Changsha. In this sense, we should take reasonableregeneration, makes the old residential areas of conservation v alue update and becomean integral part of city, and contribute to the development of the city.The thesis to residential areas built in Changsha in the late1970’s to the late1980’s as the research object, reflect proper attitude of mass update of old re sidentialareas in the city. During a lot of research on the basis of the old residential areas, theauthor analyses the areas during the period, as a kind of urban elements exist variousvalue, discuss the regeneration problem from the perspective of urba n sustainability,and combining with field investigation, household interviews, insight into thetransformation demand of residents, put forward a set of feasible retrofit scheme. Atthe same time, consult the related literature in China and abroad about t he renewaland transformation of old residential area data and specific reform practice, and carryon the analysis comparison, in order to summarize its regularity. At last, on the basisof theoretical research and practical research, in view of the old re sidential areaduring this period, put forward a targeted strategy and design method, in order to meetthe current residence requirements in the city, and improve the residents’ livingquality.
