Among the various macro-control policies continue the case, the main considerations for the development goals by residential developers began to gradually transition. Currently, because of increased demand for industrial real estate, making plenty of room for rising rents, developers will develop new products as their best choice. Compared with commercial as well as residential, the new industry has a high rate of return, low price and stable good qualities. Therefore, it becomes more and more welcomed by developers and industrial giant all ages.However, this investment is not absolute no risk. While the development of large industrial plants needed funds, and the payback period is longer. The capital chain problems which are difficult to avoid, makes the owner facing greater interest burden. Pulsing controls on industrial real estate policy has been strengthened, which making the investment and funding requirements to increase the difficulty. Therefore, the risk of industrial real estate project management research is particularly important. through risk management can effectively prevent risks, which will help the project for scientific decision-making.In this study, risk management theory used into Y building development base construction projects, which from the owner’s perspective. The use of qualitative analysis and quantitative analysis methods, analysis of construction projects as well as various other factors involved in the body to bring the risk of the owner. In the expanded Tianjin Y building development, we base construction project risk analysis and management. First, our research is given Y building construction project a summary. Then, a detailed analysis of its location profiles and building profiles, and project-related risks subject analyzed. On this basis, the use of chromatographic analysis of the risks encountered on the owner to conduct a detailed analysis and evaluation, and in a targeted manner given the specific risk management measures.By Y building construction project risk management research, we can effectively reduce project risk; we also can improve efficiency of construction, which will help the smooth progress of the project, thereby reducing the project risks in terms of the owners. Meanwhile, for other similar projects, but also to carry out risk analysis and management the owner to provide a frame of reference, which will help owners of construction projects to further expand counterparty risk management and research.
