Research On The Life-Cycle Management Of Large-Scale Hotel Design Project

With the tourism economy became a new growth point of the national economy, the large hotel industry in China developed rapidly in the past ten years, as well as the construction project of the hotel. As everyone knows, the design work plays an important role in the success of a hotel construction project. However, the current status of design management in China shows that the design management of large-scale hotel is still in the exploratory stage, and there are lots of problems, such as lack of professional organizations to coordinate the design departments or the designers, the control mechanism is not perfect, the design concept is obsolete. Because we neglect the full life-cycle management of large-scale hotel design project, it is not only difficult to achieve the cross and coordination of hotel design, but also very easy to lose control of the hotel design and the construction, results in a large number of design modifications and repetitive designs. Therefore, it’s becomes more and more important and urgent to introduce the life-cycle management into the large-scale hotel design management.This paper selects the design project of large-scale hotel as the research object, analyzes the connotations, requirements and existing problems of the design project of large-scale hotel on the basis of architectural design, hotel design and project lift-cycle theory. Accordingly, this paper establishes the life-cycle model of large-scale hotel design project, divides the whole life-cycle into four stages:the design preparation stage, the general design stage, the in-depth design stage, the design acceptance and post-evaluation stage; and nine sub-stages:the project proposals, the feasibility research, the decision-making of evaluation, the selection of construction site, the design work, the preparation of the implementation, the implementation of construction project, the acceptance of construction project and the post-evaluation. The life-cycle model of large-scale hotel design project provides a regulatory framework for the organization and implementation of large-scale hotel’s life-cycle management. Based on this viewpoint, this paper carries out the goals and needs analysis and risk analysis on the basis of full life-cycle of the large-scale hotel projects, and designs the WBS and responsibility assignment matrix.Finally, this paper combines with the author’s working experience, and applies the full life-cycle management model into the design management of a large-scale hotel construction project in Yiwu, Zhejiang; it also summarizes the problems and achievements in the project by using full life-cycle management method. The object of this paper is to provide some references for the design project management of large-scale hotels.
