In order to solve high density problems, the modern urban planning praisesfunctional zoning and single land use models, aiming at industrial agglomeration,dispersion of population and good traffic environment. However, more and morepractices prove such urban planning are not only far from solving high density problems,but also causing many new urban problems. For instance, single function land usecauses insufficient infrastructures, resulting in excessive dependence on the city center,urban sprawl makes urban spaces more and more inhumane, and the characteristics ofeach regions are disappearing in the redevelopment processes. Especially, because ofrapid urbanization, residential areas in the suburbs are having difficulties in getting outof single function and this is becoming the heavy burden of the city center.This study focuses on the issue of mixed-use of the urban functions, searching for howto achieve independence of large scale residential areas in suburbs. Furthermore, itanalyzes the process of the growing residential, commercial, and office functionsthrough the comparison between Tama New Town in Tokyo and Huilongguan inBeijing.
