There has been a large number of empirical application and theoretical analysis in agricultural production, urban form and land use based on Marxism rent theory. However, rent theory is still lack of applied research in tourism and land use.At the same time, the local theme park in China has experienced a few years fanaticism development stage. Now the "Travel+real estate" land use development pattern has been formed. Tourism-oriented comprehensive land development increased the comprehensive income of tourism. But currently there is little theoretical support to land use of tourism. Therefore, this article takes for example the China Dinosaur and attempts to use Marxism rent theory for economic analysis of land use of the theme park. It is mainly to solve two scientific propositions:First, rent theory is whether or not to provide a new interpretation of the path to the development of theme park of tourism land use. Second, land rent and rent types will show what kinds of changes on the different tourism development stages. The study concluded that the rent theory to provide a new interpretation of the path to the land use of the theme park. The specific research results are as follows:Land rent has a different value-added pattern on different tourism development stage. On the first stage of tourism development:investment value-added>supply and demand value-added>use value-added; on the second stage of tourism development:supply and demand value-added> investment value-added> use value-added; on the third stage of tourism development:supply and demand value-added> investment value-added> use value-added. Although the third stage’s order is the same with the second stage, the overall growth of the scale is larger. China Dinosaur Park has experienced tourism development process:Museumâ†'Gardenâ†'Cityâ†'Base. It is also a tourist area continues to expand with the integration process, which rich the interpretation of "Tourism and urban development integration" development model. Land has become an important lever during this process to promote the rapid urbanization of China Dinosaur Park area.The types of land rent are different of China Dinosaur Park during the different stages in the life cycle. China Dinosaur Park has become profitable after2005, and it is the initial development before that. During this period the main types of land rent is absolute rent and it is the economic implementing modality of land ownership. On the second stage, because of the convenient transportation and developed economy the location advantage has become more obvious. Meanwhile due to the management of innovation, learning foreign advanced experience and technology, its level of profitability had continuously improved. Its value-added source of two parts:the differential rent I because of its location advantages and the differential rent II because of its advanced management and technology, while continuing to innovative ideas. On the third stage, for the reason of early large-scale investment and years of painstaking efforts China Dinosaur Park has enjoyed a good reputation and occupied a large market share. Its tourism product has become a monopoly nature; therefore land rent has become monopoly rent.
