Along with the social economy level of development, improvement of people’s living standard, the real estate market as the pillar industry of national economy, and its healthy development of the national economy plays an important role in. From ninety time the real estate market economy and opening up to now, the real estate industry from the initial opening toward the developing stage, industry competition is intense with each passing day. On the other hand, the real estate project investment scale is large, long development cycle, the number of upstream and downstream enterprises, professional knowledge is complex, and social economy, policy, planning and so on are closely linked, the unpredictable factors, this would give investors caused every kind of risk factors. As a result of our country real estate market in recent years of rapid development, also makes a country policy of macroscopical adjusting control strength is increased ceaselessly, but China’s real estate market is not long, the level of risk management and risk consciousness is insufficient, affected the development of real estate enterprises, many enterprises suffer losses or even bankruptcy for ordinary people, it also brings great harm to social economy, the healthy and stable development of constitute a threat. Therefore, the real estate project risk management research has the extremely important practical significance.According to the current research project risk management were reviewed and analyzed, using the basic theories of the risk management, the choice of real estate development project as the research object, combined with the real estate project oneself industry characteristic, a comprehensive analysis of the real estate development process in the investment stage, early stage, construction stage and sales and property management risk, expounds the the reason and the main influencing factors. At the same time the real estate development projects in the process of risk identification method of assessment, the approach taken, and later risk response measures for analysis. This paper uses the basic theories of project risk management, the choice of Fuzhou local world champions Wang Zhuang real estate development project as the case as the object of study, to the Wang Zhuang project development stages of different characteristics, project life cycle analysis of the whole process of project development, operational phases may be encountered in the process of risk identification, risk evaluation, puts forward the prevention the suggestion. Through concrete examples of risk management in the real estate project application, through the practice proves that the use of real estate development stages it is scientific and feasible, this paper on the real estate investors and developers have universal significance.
