The commercial real estate in China is still just lie to a development stage, since2001commercial real estate began appeared in our country which as Beijing, Shanghai, Guangzhou, Shenzhen. However, accompanied with the China’s accession to the WTO in2002, the commercial real estate market begins to be activated, when domestic commercial real estate investment capital growth11.8%, began from China’s commercial real estate industry into a high-speed development of the festivities. According to the National Bureau of Statistics data, since2002the commercial real estate investment scale in China every year on average24.9%growth rate in the keep. Because the real estate market excess investment, lead to the National publish control policy for the estate market in2010, prompted many residential real estate business transformation to commercial real estate development. China’s commercial real estate investment mode research is still in the initial stage, so that the commercial real estate investment mode choice still has many problems to solve in the actual market. For example, the commercial brand construction lag, the financing channels through the narrow, investment and operation experience, rental strategies need to be improved, capital to withdraw from the market mechanism is not sound, business management of talent, these factors are largely limits the our country commercial real estate development.Based on the comprehensive analysis of domestic and international the current economic environment, based on the study of commercial real estate investment mode through the history and present condition, commercial real estate investment model development prospect, and finally come to commercial real estate investment patterns of innovation development, is the commercial real estate industry effective sustainable development and social efficiency of the constantly produced results. In this thesis, the commercial real estate investment mode of the purpose and significance of the study is to hope combined with the actual condition of our country, from our country commercial real estate investment operation situation, with commercial real estate for sustainable development of enterprise investment mode. Promote commercial real estate enterprise’s get high return on investment and drive our country commercial real estate industry development in a virtuous circle. In this thesis discusses process from Wanda commercial real estate, HuaRun commercial real estate and favorable supports the success of commercial real estate investment mode case was analyzed. On specific favorable supports commercial real estate investment mode, analyze, optimize this integration, and combining with the actual operation of the enterprise investment the problem puts forward optimum method.This thesis is based on practical experience, and on the basis of the related departments with the company through communication understanding, and combining with the current mainstream commercial real estate enterprise research and related literature work of reference.
