| With the accelerated process of urbanization and residential real estate competition, many developers began to focus on the commercial real estate management. As the commercial real estate investment and operating capital of larger and more risky to fund longer the occupation period. Currently exclusively for commercial real estate development management developer is also small, and more problems,because the presence of a variety of reasons caused by the operating status of commercial real estate.However, in the international arena as a relatively mature real estate investment trusts (Real Estate Investment Trusts, hereinafter referred to as REITs) can be in many ways to make up deficiencies in the domestic commercial real estate area. The State Council "to promote economic development in 30 financial advice" in explicitly put forward the "start-up Real Estate Investment Trust pilot" proposal. In view of this new phenomenon is not completely well known, the paper have done a more detailed introduction for equity-type REITs, and in order to enable the reader to equity-type commercial real estate class REITs have a more clear understanding of its characteristics and mode of requests is introduced. This part takes an American case as an example to illustrate how the equity-type REITs is operated through the combination of business model and financial model.In terms of equity-type commercial real estate class REITs investment, the author analyzed its revenue and the risk factors, and then on this basis, studied the investment management strategies, combining with the above-mentioned case. Finally, it reached some conclusions of risk prevention about the establishment of investment portfolio, scientific decision-making system, a sound financial mechanism and the establishment of a sound management system, etc. |
