Since entering the 21st century,the residential real estate market ushered in the explosive growth,"high profits,low risk" has become synonymous with real estate.In the meantime,the companies that have the power move into residential real estate.The competition between companies is more and more intense.Beginning in 2010,the state began to implement a series of residential real estate macro-control measures to curb housing prices rose too fast.Housing prices slowed down,and land prices are still rising rapidly.Residential real estate profits era has passed.Many residential real estate developers began to pour into the field of commercial real estate,seeking higher profits.Commercial real estate began to decline in 2014,following the high speed of 2009-2013,and has been growing steadily.In response to this downward trend,commercial property companies are exploring ways to transform their profitable models.On the basis of extensive research and collection of data,this paper takes WD commercial real estate as the research object,and uses case analysis method to analyze and study the profit model and transformation of WD commercial real estate.Through the analysis and research,WD commercial real estate should actively promote the transformation of profit model,in order to avoid the enterprise under the condition of the rapid expansion of the financial risk is too high.WD commercial real estate in the investment,design,operation and other key aspects of project development has a mature mode of operation.it has the basic conditions of transforming into the light assets profit model.in the process of its profit model transformation,WD commercial real estate on the policy should make full use of self sustaining property access to capital,capital and assets relative to pick up,continue to expand in the planning and design,investment,operational advantages,highlight the property leasing plate of high profit level.In the implementation of the path,it can take active preparation of the introduction of REITs,to achieve capital and asset docking;carefully select partners to prevent cooperation in the development process of cooperation risks;improve the management information system for operational management to provide technical support;Take the rental level as the main objective of enterprise operation management to ensure that WD commercial real estate profit model transformation of the smooth and effective advance.
