The oil companies are big users of land, and they are the energy companies supported bythe national policy priorities, the land is the lifeline of survival and development of the oilcompanies. In recent years, especially after the promulgation of the new “Land ManagementLaw ", China’s oil companies transit from obtain land use rights by unpaid, indefinite time useto paid and has the deadline to sell the land system now, the gain method changes leads to theearlier assessment methods have been unsuited to the corporate status today. Therefore, it isnecessary to study the status of land use rights assessment of the oil companies to improve theassessment methods facilitate the companies to organize land assets, disposal and increaseproduction level.The paper titled “Assessment of land use rights of oil companies”, at first; it has donesome analytical studies on the relevant theory of assessment of land use rights, Proof that theland use right should be as intangible assets for accounting. and then discussed the particularity ofthe land use rights of oil companies and the current situation of assessment. The analysisresults show that the enterprise often make land use rights assessment from the perspective ofcosts and expenses before, while ignoring the value of the land use right of the oil companiesis established on the basis of future earnings. The paper assessed the land use right from theperspective of income and the reduction method, improved assessment methods, and proposeda new assessment method.In this paper, we use the proposed assessment methodology do the Empirical study on theselected case companies and obtained the results of the assessment. And then analyze theresults of the assessment, to verify the new method for assessment of land use rights of the oilcompanies, while give the relevant recommendations to the company on the case aboutmanagement of land use rights.
