The Price Evaluation Of Uninhabited Islands For Tourism Use

With the economic development, land-based resources are increasingly scarce, Islands, especially uninhabited islands have become hot spots for economic development in the new era. Unauthorized occupation and development of uninhabited islands causes destruction of island resources and national assets. So the research of a well-established price evaluation method is particularly important to enabled uninhabited islands to enter the field of commodity circulation and embody their value. In China, urban land price evaluation has been conducted for several years. There are relatively mature evaluation methods for urban land price evaluation, such as income approach, market comparison approach, hypothetical development method etc, but there is still no existing method for the price evaluation of uninhabited islands.This paper draws on theories and methods of land price evaluation and natural resource endowments evaluation to discuss price evaluation methods of uninhabited islands for tourism use and put forward new thinking about it. This paper summarizes the background and significance of the price evaluation of uninhabited islands, also gives a brief review of the research aim, research content and technical route. Secondly, this paper analyses the current domestic and oversea research situation on relevant theory and also introduces the theoretical foundation of the price evaluation of uninhabited islands. And then, this paper analyzes the factors which impact the price of uninhabited islands and compares the merits and demerits of several evaluation methods. On the base of above analysis, a special method which is suitable for the price evaluation of uninhabited islands and its specific steps has been put forward. Finally, the author takes price evaluation methods of 10 uninhabited islands for tourism use in Xiangshan County sea area as an example to illustrate that the proposed method for price evaluation of uninhabited islands is practical, exercisable and suitable.The price evaluation method and case study of uninhabited islands proposed in this article is significant benefit to accumulating practical experience. In order to study out universal valuation theory and methodology and promote appropriate technical standards, we should strengthen theoretical study. The government should also strengthen the uninhabited islands market management to support the research on the price evaluation and supervise the uninhabited islands transactions.
