With the gradual establishment of the socialist market economic system, China’s state-owned land market continuously obtains great development and improvement. Compared with the achievements in the reforms of the state-owned land utilization system and agricultural land utilization system, little has been achieved in the reform of collective-owned construction land utilization system in rural areas. Therefore, a large and complicated invisible market (also called the "extra-system land market") of rural construction land emerged throughout the whole country, segmenting the overall land market together with the urban construction land market. In order to deal with the current segmented market of our country’s construction land and its quite low efficiency, basing on the experimental Circulationunits of rural construction land and regional experiments currently carried out throughout the country, the author tries to analyze and summarize the referential experience, hoping to explore China’s construction of a united rural and urban construction land market.This paper explores the focus research matter mainly through bibliographic study, case analysis, model analysis and other research methods. First of all, the author adopts the bibliographic study and case analysis methods to analyze the present situation and problems of China’s construction land market, together with the referential experience of domestic and foreign construction land market. The research finds that defects in land property right system, vague definition in law and imperfect market-supporting organizations and system are the main reasons for those problems. As to the research on the referential experience from both home and abroad, the author puts forward:it is the preliminary work for the construction of a united rural and urban land market to conform the rights; it is a consolidated market guarantee to establish mature and sound land assessment organizations; it is a catalyst for the construction of a united construction land market to separate the land ownership from the land-use right and work out reasonable trading standards and regulations in construction land-use right market. The domestic construction land utilization models experimented on the rights conformation, construction land-use right, which has shown clear direction for China’s construction of a united rural and urban construction land market. These achievements are of great value and significance to this market construction. Secondly, the author analyzes one subsidiary land market—construction land market through model analysis. In this case, the author chooses Alonso’s "Bid rent Curvilinear Model". Then, after a series of analysis, the author establishes China’s united construction land market model based on a balanced price formation system and Bid rent Theory.This paper mainly brings up theoretical innovations on two aspects. On the one hand, it briefly classifies three operation models of segmented construction land markets, based on the operation of state-owned construction land and rural collective-owned construction land circulation model. On the other hand, it refines Alonso’s "Bid rent Curvilinear Model", then, it works out China’s construction land marketing bid rent curvilinear model. And finally, it outlines China’s united rural and urban construction land market based on Bid rent Theory.The construction of a united rural and urban construction land market better reflects the spirits of the Party’s Third Plenary Session of the Seventeenth Central Committee of CPC. It also shed light on the direction of China’s land market reform. This issue is of great significance in dealing with a series of problems existing in the present rural collective-owned construction land market.
