This study investigated116residential prices which surrounding15parks in thebuilt-up area of Beijing, based on preliminary data collation and analysis, eventuallyidentified76real samples as the object of study. Then we fit three formula of thehedonic price model, established the optimal model, and analyzed the impact distanceand increasing rate of park on house price. At the same time using two functionanalysis method, studies the influence of park green space to estate value distance.The effect zone and economic value increased of park green spaces in Beijing wereestimated, based on the inventory data of urban green space in Beijing (2009).Geographic information system (GIS) drawing auxiliary is used to calculatepotential area of the Beijing city park green space,which influencing the real estateprice. Assessment of the built up area of18100hm~2,216parks on the surroundingland, in accordance with the District of Beijing city and the loop, value-added radiusand value-added effect of the park green space classification discuss size arediscussed. The results showed that, the appreciation of housing prices showed closerelation with the distance and decreased gradually with increased distance. Theaverage value was10.9%, but the average effect distance only reac hed1.38km. Thelocation of park also influence the economic effect of park on property value, theincreasing rate of housing price decreased from the inner urban area to the cityoutskirt, and. In addition, if we can assume the effect zone was residentia l land, thepark green spaces in Beijing city could influence the property value in the area of0.1256million hm~2. According to the residential land price in2009, the park greenspace provided5.50billion RMB for the residential land earnings, with annualaverage value increment of0.44million RMB per hectare, which corresponding totwo times as the special level maintenance cost of green paces. Value added effect byDistrict, Chaoyang District, Xicheng District and Dongcheng District are the top three;increment coefficient according to the loop, is from within the second ring to six ringoutside successively, and within the second ring to coefficient reaching14.6%.Thisstudy can contribute to the location of residential development and the planning andmanagement of urban green spaces.
