Design Management Research On Landmark Project

At present, the design management of project has become a new management method. Introducing mature management methods in the design management stage of the real estate development projects, which will play a decisive role in the important decision-making, the design process to optimize the resources and quality and cost control.In this article, through the Landmark project which I participated in Tianjin Eco-city, also standing on the point of project owner, I make some simple study in the prophase and construction phase of the project. The project’s design is completed by a local architectural design institute; secondly, as a member of design management in the real estate company, which will play as communication, coordination and monitoring role in the planning and design phase. Therefore, how to get involved in the project, how depth in a project, also including how to control design process, and fully using internal and external resources’advantage, all which are the keys to the success of project’s design management. In a way, the project’s design management affects the achievement of project; If the design documents are out of control in the prophase, or the design documents are not carried out in the construction phase, or there is deviation in the implementation phase, all which will bring great impact to the project, then how to guarantee the above aims to be implement? The whole life cycle of construction project includes decision-making phase, action phase and using phase. While the implementation stage of a project is including the design preparation stage, design stage, construction stage, using preparation stage and maintenance period; the bidding works are dispersed into the design preparation stage, design stage and construction stage, therefore it’s no need to list bidding work singly.As conclusion, design management is an important part to form project management. The article is through my work in the landmark project, to do some simple study and communication on the design management’s action in the project’s implementation process, also including the actual work content, so that we can have a more profound understanding on design management. According to my company’s nature and the project’s general environment, we strengthen the important role of design management in the project’s early stage when we carry out the landmark project. Because the design management directly affects the project quality; meanwhile, the design management is not isolated from the construction phase. We also strengthen the design management in the construction phase, to achieve efficient implementation, to sum up timely, so that we can improve the efficiency of design management in the project implementation process, and achieve the goal of landmark project. In view of this, the design management plays a decisive role in the whole project life cycle.
