However, After the commercialisation of residential, But at the same time, problems followed, such as the increasing housing prices that were beyond the public's purchasing power and real estate developer"s malpractice.At present, our country is in the new round of urbanization。As a result of urbanization brought about by the urban residents and the increase in the number of large rural population into the city ,they will strongly stimulate the demand for housing, and residential housing is the house of our country main supply, coupled with China's housing security system are not perfect, it will further intensify the contradiction between supply and demand of our country residence. Chongqing city serves as our country urban and rural comprehensive reform Experimental Zone, urbanization rate is the lead the other city, so that the high-speed urbanization brought about by the residential demand imbalance problems more severe. Therefore, in this context, study of Chongqing commercial residential market, discover Chongqing city commodity housing price trend and determinants becomes more necessary.Under this circumstance, the housing price in Chongqing city as the research object, through reading and referring to the related literature, from the commercial housing price connotation, characteristic, the paper analysis the main factors influencing the price of commercial housing. Through a further collection of house of Chongqing city commodity market related data, the empirical analysis of Chongqing commodity residential price trends and influence factors are analyzed, revealing in the city of Chongqing in the rapid urbanization process, the commodity housing price rising trend will not change. Finally, according to the research results offer the following policy suggestions: firstly, we must strengthening of housing and public rental housing construction, improve housing security system; secondly, we should accelerate reform of the income distribution system, improve income of urban population.
