Recently, with the constant development of the Urbanization and increase of national economy, the Real Estate Industry has presented a high-speed development and becomes the main factor of the increasing of national economy. Meanwhile, the Real Estate Finance develops quickly, plays an important role and becomes a main supporting in Real Estate Industry. With the development of Real Estate Finance, it bears high risk of Real Estate Industry. Due to the single financing channel in Real Estate Industry, the commercial banks become the major party to take the high risk. However, the financial system and credit operations of commercial banks are imperfect, which cannot avoid the risks. Additionally, the government tries its best to enlarge the housing mortgage to boost the house industry, which causes a embarrassing situation of real estate financial organizations. Every signs indicate that there are significant risks in real estate finance of commercial banks in China. If the price of real estate goes high all the time and deviates the real economy to form the foam of the real estate industry, it will be dangerous to the normal operation of commercial bank financial system, and even becomes a financial crisis to get the whole national economy to a big crisis. So there is no time to delay to take some measures to prevent real estate finance, especially the real estate finance risk of commercial bank. This paper starts from the research of the present situation of real estate finance in China, comprehensive comply with the relative knowledge of Economy and Finance, combining the theoretical analysis and demonstration analysis, using the information economy theory and the model of Game Theory, to do research of the main risks and their reasons in real estate industry. It also uses the success experience to prevent real estate financial risks in foreign countries, combining with the real situation in China, to conclude the strategies and suggestions of preventing real estate financial risks, especially in commercial banks.This paper is divided into 5 chapters. Chapter 1 is introduction, which analyzes the background and motivation of research and includes the relevant references in China and abroad, the purpose of research and the framework. Chapter 2 briefly analyzes the characters and functions of real estate finance, mainly discusses the definition of real estate risk, to establish a basis of judgment and preventing system of real estate risk. Chapter 3 briefly reviews the history of real estate finance and analyzes the present situation, to point out the main problem in the development of real estate finance. Chapter 4 uses the model of Information Asymmetry and Game Theory to analyze the finance risk of commercial banks, and finds out the reasons of risks. Chapter 5 is the conclusion, which indicates that we have to complement effective measures to control and prevent the risk in real estate finance, and give some substantial measures in macroscopic and microscopic angles.
