The house system reform of China has already carried out for more than 20 years, from issuing the subsidy for rental, selling the public house, carrying out the house accumulation fund system, then canceling the real object allotment ,to practicing the currency subsidy, new mechanism of the housing resources has been built initially.Along with the changing of the house system , the progress of the society and economy, the consume idea of commercializing the house and applicating the loan to buy the house has already gradually accepted by the residents.The real estate market of our country developes quickly from zero to ens. The real estate trade becomes one of the pillar industries of the national economy development. The real estate finance also becomes an important asset operation of the commercial banks.But, in recent years the real estate foam also gatheres gradually. The risk that consistes in the real estate credit has appeared gently. The general bad rate of the country banks' loan is in high.Tn this kind of circumstance, the risk and difficulties that a real estate company operates an item successfully is in the enlargement. The difficulties that a commercial bank choices an item,speeds the development, guards against the risk is also in the enlargement. But the real estate trade financing mainly depends on the bank loan, causing that the bank undertakes the financial risks mostly.If a commercial bank doesn't estimate the risk adequately, doesn't adopt the emollient measure, and doesn't carry on the management nicely, the result will be that the own property quantity is under the serious influence, and it will still obstruct the further development of the real estate industry, the negative influence to the national economy is also huge.To a commercial bank, it has already become the urgent matter of the moment that how to guard against and dissolve the real estate credit risk. I will analyse the present condition and risk problem of the C bank's real estate development credit in this text, make use of the related theories of MBA course and various different real estates credit management standpoint, and study the risk reason of the C bank's real estate development credit mainly from the commercial bank angle.Then I will put forward some opinions and suggestion, hoping that it will provide the certain reference to guard against the real estate development credit risk effectively and to raise the real estate development credit quantity for the commercial bank.
