Human resource factor is the most active and creative one among those factors that affect project construction. HR management in project is the link of three controls——construction quality, progress and cost. Whether HR management in project is scientific or reasonable determines the result of project management. This paper, based on domestic and international research achievements, introduces the relative theories in real estate HR management and the goal and meanings of the subtle HR management in real estate industry. Then on that basis, this paper makes a thorough study on subtle management in HR in real estate industry.This paper selects how to construct subtle HR management in real estate projects as the study object, analyzes the current situations and problems in this area, then applies relative theories in HR management and modern project management, integrates theory with practice, and adopts quantitative analysis and qualitative analysis. Hence, this paper makes a compound, systematic and deep study on subtle HR management in real estate projects. This paper is divided into five parts. The first part introduces the meaning of this study, analyzes domestic and international documents and resources, then raises research methods based on the current conditions of subtle HR management in real estate industry in China. The second part illustrates and analyzes relative theories in project HR management to provide theoretical basis to subtle HR management in real estate projects. The third part compares the difference of HR management between real estate industry and enterprises, then summarizes the concept, characters and standards of subtle HR management in real estate. This part also discusses the necessity to construct subtle HR management in real estate projects by analyzing the current conditions of HR management in this industry. The fourth part makes separate studies on the six factors concerning to HR management in real estate——performance and motivation,HR planning, career analysis, recruitment, training and development, and salary system. Then the paper raises the construction scheme. The fifth part summarizes the paper, reaches the conclusion, and also introduces the problems and future planning of this study.This paper makes a compound, systematic and thorough study on the subtle HR management in real estate projects, raises the construction scheme of the subtle HR management in real estate industry. The research achievement is the innovation and development based on the former HR management mode. As a new practice, the result is helpful to real estate projects and the handling of some practical problems in real estate HR management.
