Research On The Strategy Of Project Management Capability Improvement Of Vanke Group

The new Central Government's work plan points out that urbanization is the main driving force for the development of our country in the future,and real estate is the direct source of promoting the development of urbanization.With the rapid development of China's economy,Real estate has become the pillar industry of the national economy.People realize that only by forming a professional project team can the situation of traditional operation management be changed.Any problem will lead to the failure of the whole project.Therefore,it is of great theoretical and practical significance to study the real estate project investment based on the background of urbanization in China.Based on the theories of project management,risk characteristics,management and decision-making ability,this paper takes the Vanke City Project of Vanke Group-Dalian Jinzhou New District as an example,and analyzes the complexity characteristics of the project by horizontal and vertical organization setting.This paper also analyzes the existing problems of Vanke City Project,and optimizes the organizational structure of Vanke Group from the four stages of pre-planning,design and planning,design and construction.The elements of project organization and management capability include schedule.Quality and cost control ability,establishment based on analytic hierarchy process,set pair analysis,from schedule,cost,quality and safety management four levels of project organization management evaluation index system,help At present,Vanke Group has some problems such as random communication and coordination,imperfect communication coordination mechanism,and so on.It is suggested that enterprises should construct project organization coordination and communication management to improve the ability of project dynamic management so as to prevent the loss of real estate enterprises caused by the failure of real estate investment.
