In this thesis, a real estate development company (B Company),as the party's role of agent, implements entire process of substitute construction management of group office building for a large group (A group), which is about the office building design management research on the basis of substitute construction system. Combining with the features of the project and the project operations problems encountered in the process, the paper identified the research on substitute construction management, office building design and design management to comprehensively control the key and difficult problems of such specific projects. This paper aims to transform the role of real estate development Party, to identify the major and difficult focus of substitute construction management, to clear thoughts of substitute construction management, to build up the substitute construction design management system. As the paper is finished in the course of the project combining with the practical problems in the construction, the research itself guides the construction management of project, a lot of thoughts, practices, systems, processes and tools derive from the actual project directly, which achieves the purpose of mutual promotion of the research and the work. This paper can provide a theoretical reference for the future implementation of substitute construction project.Substitute construction management research, from the standpoint of real estate development company as a substitute construction manager, describes the whole process of substitute construction management from the project proposal, the feasibility study, design, construction, completion acceptance and the end of the warranty period. The research divides the substitute construction projects into three stages:pre-construction, construction, delivery and acceptance process, defined the content of each stage of the work.This paper claims that the real estate development companies as a substitute constructer have advantages of organizations, techniques, funds and management, so that the project decision-making turn to be more scientific and deep, competition fully play a role, management level and work efficiency improved, project control indeed implemented, project supervision of the constructer become more standardized, responsibilities put into effect to ensure project quality and increase the investment returns.This paper analyzes some issues in the substitute construction management such as the items of the contract are not specific, the process system is not perfect, poor communication, lack of experiences etc. It defines management ideas of the substitute construction system, namely, by strengthening the capacity of project managers, negotiating and making strictly operational substitute construction contract, specifying the parties' rights and responsibilities, strengthening the construction process system to build up smooth channels and perfect management system of substitute construction work to achieve comprehensive management. The success of substitute construction projects depends on constructer's level and thoughts of management, and the effective communication is difficult, besides the design management is the key point of the substitute construction progress.Design of the administration building fully meets the requirements of the Group office and carries out all aspects of the whole process of design management to obtain precise, professional, integrated design results. That grasps the proposition of the Group administrative office to determine system compliance, functional fit. intelligent and efficient, comfortable and humane, high-grade office building space design principles to achieve the work of the business, staff, work environment, culture harmonious unity. In the design process, function is firstly important, humanity secondly, style thirdly, while each of them should be integrated and indispensable. The paper proposes the design idea which is from the needs survey to requirements express then to the optimization and determines five key areas of the work:Firstly, survey and find out the Group organizations, business, corporate culture, etc. Secondly, design tools system to describe the type, standard, size and number of the office space, so that the requirements of the owners can convey to the substitute constructer and designer clearly; Thirdly, enhance the overall layout and traffic optimization; Fourthly, deepen and optimize functional space; Finally, strengthen the professional design.The paper describes the conference room, lobby, restaurant, kitchen, bathroom, parking space and other important functional spaces and intellective buildings, building automation and other modern buildings features, combined with the requirements of owners, related specifications, and it learns each other's experience to make out the description concretely.Design management studies should be made to meet the design management objectives, we must firstly establish an effective project design management system, including upgrading the level of project management of learning organization, intellectual system building as the system carrier and management tools, and informational management system with communication of design management and integrated information; secondly, we must focus on three important stages of the work- pre-design, construction design and deepening construction, and each of them has different key points; finally, we should be through with six main work areas:quality, schedule, cost, contracts, information, coordination.Substitute construction design managers play a communication, coordination and monitoring role in the project planning and design progress. In the operation of the construction project design, how to intervene, and communicate with owners and designers, and actively exert the internal and external resources advantages to control project design effectively is the key to success. This thesis provides specific guidance for various project businesses, and it combs the design and construction bidding, preparation of the design plan, design outsourcing contracts; construction drawing review, building design optimization, structural design optimization; design change management, construction drawings inspection and data preservation and other specific management system.The cost of management should be strictly controlled at the beginning of the project. We should focus on the construction cost proportion, building plane shape, story, structure reinforcement, building structure, materials, equipment selection and other key factors influencing the construction project's economical efficiency to technically analysis to reduce project costs reasonably. It determines to introduce competition to implement design bidding, full exercise value engineering methods to strengthen technical and economic analysis to optimize design, implement quotas for design to reduce physical costs, establish an incentive mechanism to improve the designer's enthusiasm and sense of responsibility, and other ideas of cost control measures.This paper makes a study on the design management of Group A's executive office building from the perspective of the substitute construction company. It takes the specific topics as a whole system to study, and extracts the three separately but interrelated issues in the construction project: substitute construction management, administrative office building design and development design management, which turn to be important theoretically guarantees to the project success. It lists a series of specific problems that exist in the project operation, analyzes and summarizes the reasons. and finally defines the management ideas and come up with measures. The paper emphasis on strengthening the project team building and management system building as an entry point, taking clear substitute construction contract and detailed system process as the protection, and making the professional integrated designs under the user's guidance to be key point to carry out the construction project management. Through the research, we can enhance the management level, and many research results guide the project to achieve satisfactory results.
