Rapid urbanisation promoted the development in rail transit of Chinese cities. Currently, high construction, operation and management fees made each urban rail development organization faced the problem of investment and financing. Also the separation between track construction and land-use planning along the lines further hindered of the development of rail transportation. On the other hand, urban rail construction has the long timeutility and obvious output efficiency, in the changing external conditions, the land along the track was required to be able to rapidly change its methods and structure of land-use under different stages of development in orbit to seek to maximize efficiency and functional diversification. Using flexible control method to the land along the track within the region, we can solve part of the rail development problems.Through researched existing related theory, the author analyzed the flexible control practices of land use in Singapore's and Suzhou industrial park's plannings. Then elaborated the influence between rail construction and land use, also expound the problems of rail construction, the easibility and applicability of the flexible control was proposed. At the same time, based on the analysis to flexible control premises, control elements and the selection of control area along the track, the author put forward the main contents and method of flexible control. Finally, taking Suzhou Rail Transit Line 2 as carrier and example, the author demonstrated the research conclusions.Through researching the flexible control method of land use along the track, the author hope to provide a new model for solving the problems of urban rail transportation development and land use, and to provide reference or guidance for similar problems in urban rail transport development.
