Based On The Data Warehouse, Data Mining Technology Research And Application In The Real Estate Information Analysis System

With the current level of the domestic market increasing, the competition of the real estate agent enterprises between the increasingly is fierce. Meanwhile, the client's needs of the property agent service quality and efficiency is more. How to meet client's needs and provide quality service with the premise of fully utilizing existing resources for reducing operating cost and improving operational efficiency is, the real estate agent businesses occupy the advantage status of competition, one of the important factors. Clearly, for the lower operating costs and meeting the demands of client, the Decision-makers need a powerful data management as a management decision-making basis for decision-making and policy-making basis. However, the data management system of enterprises is not very good meeting the needs of enterprises. On one hand, the data, increasing fast, lead to system be slow in the query and affected business developing; on the other hand, the managers and policy makers cannot get all-round information of the market and can not forecast the market, with the fixed and timing report system. So, the data warehouse system, providing the decision-making information and forecasting market information, can meet the demand of enterprises .On this background, we resolved the need of decision-making in the real estate agent enterprise's information management with the real estate agent information analysis systems based on data warehouse.From the reality and the overall frame based on the real estate agent enterprises' information analysis systems, we designed the main theme of the system and built the analysis model of the data warehouse for the theme. And we used developed data mining algorithms to get decision information from the data mining on the related thematic analysis. We got some major achievements including the following:(1) Based on the data warehouse, we designed the theme and the theme of analysis of data analysis model for the real estate agent enterprise's information analysis system.(2) Based on the theme of the trading characteristics information of house, we used decision tree algorithm on the subject of data mining, and used ID3 algorithm tocome true the decision-making model, used neural network algorithms to verify the model. Finally, the mining result supports the decision analysis.(3) Based on the market forecasts of market transactions theme. By being the data into time series, we used the trends analysis of the time-series, with the simple once average forecast, to complete the analysis of the market forecast and get the better results of the forecast.(4) Based on the theme of the client characteristics information of client. Using the K-means algorithm of Clustering analysis, we grouped client into different clusters with the standard. We completed the customer segmentation in order to improve the efficiency of the transaction.
