A series of price of the ground and sale way make it more difficult to enter .It also can decrease the profit because of the increase of the exploitation cost,the more serious competition .Conventional financing methods are not able to meet the capital requirement of recent real development. How to solve the financing problem, how to develop new financing channel becomes the current hot spot .and will affect their competition, or even their survivals in the business sector.Combining theory with case ,this article tries to find the method that suits the present stage medium development of real estate financing management except bank credit to probe into. Concept and theory that research background and the meaning, research approach of introducing the article are introduced at first . Then has introduced enterprise's financing main way of the real estate in developed foreign countries. Then done SWOT analysis to it external environment condition and inside environment of the R'financing , draw chance and threat, advantage and disadvantage that it achieves industry's financing environment. on the basis of the above chapter.Then analyzes various kinds of financing way non- bank of R real estate Company as main route including such as stock market financing, enterprise bond, real estate trust, overseas financing, and the real estate trust investment fund. Through analyzes the status, characteristic of financing way except bank credit the way which implements in R companies, Having a more wide and long–term view, this paper discourses the above several financing ways which include designing project of R real estate company based on his stratagem and state of operation,analyzing the difficulties in applying and providing the methods of resolution and suggestion ,so that financing ways used by Chinese corporation are able to be diversified and the financing channels will be extended.The author hopes to analyse the financing ways except bank credit of R real estate company ,study the mature financing ways and advanced experiences of the company in developed countries,combine the status of financing condition in our country ,base on the actuality of the R real estate company ,can probe the problems and find solutions to the R real estate company ,also can explore the financing ways except bank credit,financing structure of the R real estate company ,come into being the best combination of financing ways .further speaking,it can use for reference of the choosing financing way ,form the overrall idea of operating and exploiting of real estate , break the bottleneck of the financing ways ,conformt the multi-financing ways to the developing real estate companies .
