The real estate industry is a classic capital-intensive industry which have the characters of high input, high risk, high outcome. Enough financial support is extremely important for the development of real estate industry. So far, in china except part of real estate enterprises which depend on going pubic for financing, the majority of these corporations only can collect money by huge loans from bank. With change of real estate investment system and adaptation of all kinds of restrictive policies published by PBOC involving in housing development loans and mortgages, financing is more and more difficult, the real estate corporation is facing the huge challenge of the shortage of finance. Today, the real competition come from the innovative financing methods and financing market competition. If the real estate industries can acquire enough financing support and if the financing channel is smooth have become the one of the most important factor which limit the development of real estate companies in our county. How to resolve successfully the financing problem,and establish a sound system for real estate financing have become the biggest topics that should be urgently settled. Real estate financing is a meaningful problem no matter for finance market or real estate industry.This thesis firstly provide a overview of research situation about financing theory at home and abroad, and then base on the financing status in our county,we find out the weakness in that patter and focus on analyzing the issue about financing model and a series of consequence. And finally this thesis put up with a conclusion that we need to construct a diversified financing model. For that reason, depend on analyzing mature financing experience from abroad, this thesis comparatively analyze the shortage of our current financing method in the market and ultimately put forward the financing patter of bank credit-based and appropriately developing REITs and subsidiary equity and debt financing.
