Enter for 21 centuries, with the development of the our country socialism market economy and the raising of the residents consumption level, our country real estate industry develops quickly, it has become a very important industry in the national economy, and also a hot field to consume and to invest in that the common people pays attention to currently. The real estate industry has the characteristics of investment quota great, investment period long, investment risk high. So a sort of practical special suitable theory and method to carry on qualitative and quantitative analysis is needed urgently, so that our nation to do exactitude development strategy and programming in our country real estate industry and lead consumer to do a rational investment choice.At first, set out from the characteristic and present condition of the real estate investment risk management, the thesis thoroughly researches and draws lessons from some compare mature theories and method of the domestic and international real estate investment risk management studies, combines the special inside the exterior environment characters of the real estate industry in the meantime, discusses the meaning of the real estate and real estate investment and the present condition and the foreground of the real estate. Secondly, the thesis discusses the concept of the real estate, basic characteristic, and relations between two of them. It also divides the real estate investment decision process into four, such as investment decision process, land to obtain process, the item construction process, for rent and sale management process, and analysis all the risk factors in each process. Again, the thesis mainly adopts the Market Research method and Fault Tree Analysis to carry on risk identification, and adopts subjective and objective Analysis method, Sensitivity Analysis method, probability Analysis method and Break-even Analysis method to evaluate the uncertainty risk factors that influence the investment benefit in the different process of the whole real estate investment process.
