The real estate industry has already become the vigor power to promoteeconomic increasing to our national. .So, the sound development of the real estate hasan important significance for the development of the whole national economy of ourcountry. As a fund-intensive industry ,it is obviously higher than the general industrialand commercial enterprises as to the degree of dependence of financing The realestate industry can not develop without the support of the financial industry.Becauseof particularity and essentiality ,the real estate has has become the social andgovernment focus,Since April 2009 ,the price of housing are rising'too quickly' insome cities.The data display the tendency of double increase of price and quantity.Theproblem related to national economy and of the people's livelihood has attracted moresocial attention. Now the government put more effort on adjusting the macroregulationpolicy and focusing on rectifying and standardizing the markets of realestate .Tight money policies make it necessary for real estate enterprises began to lookfor the new financing channel.But real estate enterprises of our country have bigdifficulty to carry on financing on the stock market at present, the real estateenterprises which carry on financing are still very few to issue stocks. At present. ithas certain development potentiality for the Real Estate industry raise funds by issuingbond .But utilize bonds to carry on financing and have a lot of restriction factors in ourcountry at the present stage: The system of credit rating of our country has not been setup yet, social credit is generally scarce. The bond secondary market of company of ourcountry is still undeveloped, cause the flowability of company's debt not to be strong,this has hindered the energetical development of company's debt seriously too.As theinvestment enterprise of the real estate, it exceeds making the issue of the bond moredifficult riskily of ordinary enterprises.So the RLETs-the controversial product-is alsoviewed as the key to promoting development of the real estate.Financial crises brokeout in the United States in 2008,the crises spread from America to the whole worldlike a blastwave.The international market especially the real estate market showed adomino effect . The government need put forward the developmental strategies quicklyto weaken the influence of the financial crisis on the development of the wholenational economy of our country,especially to the real estate market.Under the moneypolicies, The developers are in urgent need of loking for the new finacing channel. .This text first uses the modern financial theory to define the concept of this brand new financing way of trust fund of real estate investment,and then through therelatively domestic and international real estate investment funds operation way.Thetext also make a Brief Analysis of the benefit and possible risk in our country realestate market for using the RIETs and has proposed realistic meaning andcountermeasure that our country develops the investment funds of the real estate.The article is mainly divided into five parts, our country of detailed analysis ofPart one develops background and meaning of REITs, and has analyzed studying thecurrent situation both at home and abroad of REITs on this basis;Have analyzed thegeneral theory of the trust fund of real estate investment in chapter two of the thesis,mainly introduce trust fund concept of real estate investment, classification and uniqueadvantage, offer theory support for analysis of the ensuing chapters.The third part ofthe article based on the present situation,and have analysed the benefit and possiblerisk in our country real estate market for using the RIETs.The text also make a BriefAnalysis of and has proposed realistic meaning and countermeasure that our countrydevelops the investment funds of the real estate.Have analyzed the necessity andcountermeasure of developing REITs in the fourth part.
