The problem of price rising of commercial dwelling house is an a hot problem which doubly is paid attention to in recent years, the rise of dwelling house price range has already consumedly outrun economy total growth level.The dwelling house price once increases quickly, not only biggest influence on the city residents' living quality, but also is an unsteady factor of the whole national economic development, the problem of building price has already become an important economic problem and social problem which causes to extensively pay attention to.This text goes into the related theories of the composing of commercial dwelling house price of and formation mechanism of the price, analyzes the existent problem of the residence market in our country present stage, in order to work out these problems, we have a necessity to analysis the influent factors of commercial dwelling house price in our country.Take economic theories as a basis, this text firstly launch analysis on the theories level of the need of commercial dwelling house,supply of commercial dwelling house and macro adjusted view to the factor which influences building price.This text think that currently the influent factors on need of commercial dwelling house is mainly includes:①town family number;②residents controllable income;③the area of person housing;④the loan of building system;⑤business lending rate;⑥reforms of town housing policy;⑦removing and reforming of city;⑧wealth effect;⑨behavior of investor;⑩environment factor.The main influent factors on supply of commercial dwelling house is cost, this text concerns five aspects on supply:①land cost②building installs cost;③tax fee undertaking by development company;④profits of development company;⑤Other factors.Secondly take theories analysis as foundation, textual innovation be placed in the biggest residence market Shanghai and the center city of old northeast industrial base Shenyang for example, adopted the method of economics and built up model. This text makes use of three stages minimum two multiplied method as an estimate method to study parts of impact factors to the different function for commercial dwelling house price and get conclusion:The region difference make different influent factors of commercial dwelling house price;and the main influent factors of commercial dwelling house price in Shenyang and Shanghai. Finally this text analyze and put forward some method to control commercial dwelling house price rising and give some rationalization suggest according to the foundation of substantial evidence result.
