With China's rapid economic development, the improvement of people's living standards, and people's tourism consumption concept which concentrates on life, as the compound of two high value-added industries in the tertiary industry, tourism estate is paid more and more attention by the travel industry and real estate field, become a new investment gradually. The healthy development of tourism real estate is very significant to promote tourism and real estate for the further integration and development of positive interaction between the two industries.First part, this paper first has a brief overview on tourism real estate based on domestic and foreign scholars'study on it, and then analyzes the tourism estate on types and features, finally explores the related theories preliminarily. Second part, from the current situation of tourism real estate development, it analyzes the tourism real estate situation and existing problems of China, as well as Xi'an. Based on the study of the current domestic scholars, it proposes one's own division on the model of tourism estate development, and it is divided into five development models:tourist attractions nonresidential estate model, tourism resident estate model for the purpose of providing the first residential property, tourism vocation resort estate model for the purpose of vacation, tourism business estate model for the purpose of tourist reception, and integrated tourist estate model which included residential, holiday, business for the integration. Meanwhile, various factors that influenced the selection and evaluation of tourism estate development model are analyzed, and the choice and evaluation of tourism estate development model selection targets system is established. Then uses arrangement analytical method and entropy technical correction weights determined the weight of each index, and then builds the model by using fuzzy comprehensive evaluation; The last part, with Qujiang New District, Xi'an as an example for case research. According to the established model in this paper, it is more reasonable for Qujiang New District's tour real estate project to adopt Model 5. |
