The Research On Harmonious System Of Urban Housing Demolition And Removal

With the rapid development of Chinese real estate, its price continues to rise, which has created a nationwide upsurge in redevelopment of the slum areas and old cities. Although Chinese urban housing demolition and removal has gone through a big change from planned economy to market economy, there is still some gloom of planning proposal in housing demolition and removal system. The conflicts resulted from it are becoming more and more serious, which may have become one of the key factors that destroy social stabilization.On the basis of retrospective study and empirical research, this thesis tries to do a comprehensive, profound and systematic research on Chinese urban housing demolition and removal system to help to change the incompatible situation existing in it and thus to avoid, alleviate, weaken or delay the social influence caused by its disharmonious factors. This thesis also aims to offer some theories and modes for the improvement of the incoming new demolition and removal regulations. The main points of this research are as follows:In the first place, starting from the history and changes of today's Chinese demolition and removal, this thesis introduces the current situation, and meanwhile it also analyzes some successful modes and experience of demolition and removal in Hong Kong and some foreign countries.Secondly this thesis analyzes the current operation mode of Chinese urban housing demolition and removal, and furthermore discovers many disharmonious factors in it.What's more, through the promotion and study of some experience of chengdu demolition and removal, and the successful application of harmonious operation in Company A, this thesis gains some empirical results.In the end, by employing the scientific concept of development and some consensus theories, this thesis does research on the feasibility study for Chinese urban housing demolition and removal, and strives to build a harmonious mode with Chinese characteristics. Meanwhile, this thesis may also provide some suggestions on the improvement of "The Levy of Houses on State-owned Land and Compensation Ordinance (Draft for Comment)" made by the State Council Legislative Affairs Office as well as advice on the reform of supporting measures.
