Abstract/Summary:
In the context of economic globalization, industrial development into Industrial Park has becoming an effective way. Industrial park demonstrated a significant advantage in industrial efficiency, technological innovation, and ecological protection. In China, the Industrial Park had a around rapid rise as a regional economic development in new growth, many industrial parks have achieved good results; even become a booster for regional development. However, many industrial parks as a simple extension of the expansion and focus on expansion of the scale, causing extensive land use, land resources are wasted. Not only a huge threat on the limited land resources, particularly Arable land, but also hindered the development of the industrial park. How to improve the current industrial park land use efficiency, promotion of industrial park land intensive use has become a Research focus.In this paper, based on the relevant theories and research methods at home and abroad, through the industrial park land use system and its influencing factors of analysis, a comprehensive evaluation index system was built, the ideal value method was used to indicators for quantify without the key link. From the land utilization, land use inputs and land use efficiency,the situation of intensive land use of Degan industrial park was evaluated in Jiangjin, combined with intensive study area of interest situation, and finally the relevant recommendations and measures was proposed to improve the intensive land use of industrial park.This paper consists of six parts:The first chapter introduces the research background and research status, explains the purpose of this study was to examine the content, significance and methods; in second chapter, he concept of industrial park and intensive land use was defined, and related theories were expounded; The third Chapter analyst of the land use system structure and characteristics and its intensive use of factors of Industrial Park, constructed the evaluation index system of intensive land use under the industrial park purposes and principles; In the fourth Chapter,the evaluation of intensive land use was done in study area, which including evaluation of non-Gang quantify the value of the index weight to calculate an integrated land use intensity index value and status of the study area of intensive interest of four parts; the quantification of valuation index system without the key link, Assignment the index weight, Computing intensive land use comprehensive index value, Analyzing Intensive land Use of the study area; In Chapter five, the relevant suggestions and countermeasures to improve land intensive in the industrial park was given by Overview the study area; In the last chapter, the conclusions of this study was obtained, and what needs further research was pointed out.Through theoretical and empirical analysis, this study finally achieved the following results and conclusions:(1) According to the connotation of intensive land use, land-use system of industrial park was divided into three subsystems (or components):land use inputs, land use Benefit and land use Status, and the characteristics o f land use system and influencing factors in industrial park was analyzed, at last, the Internal factors Impacting Intensive land use of industrial park were Summarized, that was Natural and geographical conditions, Degree of Land market Development, Industrial property types and Relevance, Land use planning and Policy.(2) According to the land use system features of Industrial Park, the evaluation index system was constructed. Than " Intensive Land Use Evaluation Code (for trial implementation)",there were some Innovation and improvements following as:Added social and environmental indicators as absorb all the labor, per capita wages, green coverage, industrial wastewater and solid waste disposal rate; land use system was divided into three subsystems:land use inputs, land use Benefit and land use Status; the unreasonable targets like the high-tech industry input and output, rate of idle land disposal, land disposal rate due project, was Given up; evaluation indicators used to measure per unit area, more intuitive;(3)The Relatively method and Delphi method were used to Determine the value weights of the evaluation indexes, the weight of the three sub-goals are:land usenputs0.2667,0.4000 land use Benefit, land use Status 0.3333, that was more reasonable and greatly consistent with the actual situation;(4) the Intensive land use intensity index of Degan industrial park is 0.6760, given the ideal value of evaluation index is the high deal theoretical value, the evaluation index shows a high level of Intensive land use, consistent with the actual development of the park;(5) After evaluation, the several lower intensity indicators in the evaluation of three subsystems: the Tender rate of land use status was 0.3886; in land use inputs, infrastructure investment 0.6256, construction of infrastructure investment continuity 0.6000; the Green coverage rate of land use Benefit was 0.2892. According to the results of the actual development in the park, the main reasons for the low intensity of park land are:the low degree of land market infrastructure, inadequate investment, leading industries planning fuzzy, and the suggestions and solutions were given at last.
