| With the development of urbanization in modern cities, URRT plays a bigger role in urban development. It is effective to improve the urban public transportation by URRT. Meanwhile, the development of URRT enlarges the value-added to the commodity residential house, but there was no feedback of sustainable development of URRT. Therefore, it has important application value to analyse the development of rail transit in commodity residential investment value, and build the relationship between rail transit development and rational utilization of land.The case of paper study on HZURRT, it takes the factor of traffic location into consideration to discuss the effect on the residential investment value by URRT. The paper bases on existing research results at home and abroad, the land price theory, location theory and the theory of investment. After comparing the advantages and disadvantages of linear expenditure price model and Hedonic model, the paper determines HPM model to analysis the real estate investment value of URRT. Finally, Draw some conclusions and regularity. It provides the reference value to Hangzhou real estate developer and consumers. |
