With the pace of urbanization in China to speed up the pace of commercial housing market is also accelerating,and commodity housing prices have become the focus of the street talk.Especially in recent years,urban commodity housing prices rose too fast,housing prices volatility and spatial differentiation more and more caused by the community's strong concern.Therefore,the paper analyzes the causes and distribution of the spatial differentiation of commodity prices in urban commercial housing,analyzes the influencing factors of the spatial differentiation of residential price,and discusses the influencing factors of the influencing factors.The results are related to the formulation and development of relevant policies Business-to-project pricing and consumers choose the right housing,have a high reference value.This paper draws on the valuable research results at home and abroad,combined with the actual situation of the commercial housing market in Taiyuan,and uses the GIS analysis method to study the causes and deep driving force of the spatial differentiation of urban housing prices based on the characteristic price theory.The main work is:(1)Take the six city districts of Taiyuan as the research area,and select 183 commercial residential areas in the area as samples.On the basis of a large number of literature analysis,the types of residential features commonly used by domestic and foreign scholars are: location characteristics,architectural features and neighborhood characteristics.Twelve residential features are identified as the independent variables of the characteristic price model,and the characteristic variables are quantified to construct the characteristic price model.(2)Using GIS technology,the data of 183 commercial residential quarters were vectorized in ArcGIS software,and the contour map and three-dimensional renderings of Taiyuan commercial housing price were drawn by spatial interpolation method.Price space differentiation for intuitive observation.Painted the graphics show a number of residential centers to the four-week decline in the trend,which reflects the Taiyuan City commodity housing price distribution is uneven situation.(3)Using the characteristic price model to analyze the price of commercial housing in Taiyuan,the specific effect of the characteristic variable on the housing price is obtained through the effect of the residential characteristic variable on the housing price.The advantage of this model is that it can consider the characteristics of comprehensive location,neighborhood and architectural features,so as to explain the influence of characteristic variables on the price of commercial housing price,so as to master the significance of location characteristics,neighborhood characteristics and architectural characteristics on residential price.This paper abandons the inherent thinking of traditional qualitative analysis,constructs the characteristic price model of commercial housing in Taiyuan based on the characteristic price theory,and analyzes and studies the key factors influencing the spatial price differentiation of commercial housing price in Taiyuan through quantitative analysis.GIS technology allows the spatial distribution of commodity housing prices to be visualized,providing valuable reference for government and corresponding departments' scientific decision-making.
