The rapid development of the city makes the spatial pattern of the city to present different differentiation phenomenon,the study of urban residential space differentiation has become one of the hotspots in the social space. The spatial differentiation of residential price is one of the performances of residential space differentiation,the full understanding of the influence factors of commodity housing price and its mechanism,to enhance the macro regulation and control prices, has the positive practical significance and good guidance to promote the healthy development of city social economy.City’s economic development level is the dynamic factor of urban residential space differentiation, How does it affect the function and the degree of the difference of the residential space? By studying the urban development the influence of various factors on the commodity residential house prices and the mechanism of action to analyze its function and the extent of its influence. In this paper, by constructing the urban development level index system and selecting the Zhengzhou city as the research object,using structural equation modeling(SEM) analysis of the factors affecting the city development level of commercial housing price differentiation mechanism,reveals the various influence factors the level of development of city housing price differentiation degree. The main conclusions include the following:(1) in this paper, by summarizing the research achievements of city development level of the scholars at home and abroad, to put forward the urban development level evaluation index system for the social economic development level, residents livingconsumption ability, the condition of urban population, commodities, commodity residential housing development investment level of output, urban infrastructure,education and medical level.(2) Taking Zhengzhou city as the research object,using SPSS software to verify the reliability and validity of the basic data,using structural equation modeling(SEM)analysis of the influence factors of city development level of commercial housing price mechanism, size and degree of influence.(3) Through the calculation results of AMOS software: urban population, housing output level and the residents’ living consumption level are the direct factors affect of the price of commodity housing, and the influence degree increasing, in which the housing output has a negative effect on housing price; economic level, urban infrastructure, education and medical level and housing development investment for indirect factors. Through the overall effect analysis of residents living consumption ability and the urban population are the dominant factors demand factors,residential development investment ect are the leading type of supply factors.Urban population,economic level, urban infrastructure, education and medical level has a positive close sex for the housing price, urban consumption ability for residential development and housing price has a positive correlation, there is a negative correlation between commodity housing price and housing output.
