Large investment, long period, much tache, different zones, and uncertain factors in real estate project make a great deal of risks. Most of real estate development enterprises in China are lack of the system management, Especially the risk management. The weak consciousness of the risk management, the lack of the risk management methods, the unprofessional managers, which result in the inefficient controlment of the risks in the real estate.. So people have to have a better understanding about the risk management, then we can evaluate the risks according to our own situation as to avoid the risks to the large extent.This paper puts forward the significance about the risk management of real estate development project. And makes a deep research to the risk of real estate development processes, including risk identification, risk evaluation, risk response and risk monitor. The paper also enumerates the methods of risk identification, compares the methods of the risk evaluation, describes the measures of the risk response, and summarizes the methods of the risk monitor.Besides doing the research about the theories of risk management, I also take the Royal House as the example to do the example analyzing. During the procedure of analyzing, I used the analysis method of profit and loss's balance, sensitivity and weights to carry on the risk identification and the risk evaluation to the quantity of the project risk, etc. I also give the suggestions about the measures to avoid the risks and the project.
