Rental housing market is an important component of a mature real estate market which should be simultaneously compatible for living and investment. Therefore, it is of great significance by regulating the development of the rental housing market on improving both the housing supply system and the housing security system, solving the housing problem of urban residents, promoting the sustained and healthy development of real estate industry and building a harmonious society.This paper firstly takes a historical review and current describtion on the rental housing market and then elaborates emphatically the importance of the development of rental housing market, mainly analyzed and summarized in the aspect of existing serious problems on real estate market, makes a lease-depth analysis on China's rental housing market from demand, supply and price respect. Combined of both qualitative and quantitative methods, this paper turns out that development of China's rental housing market is important and the future direction of China's real estate market, by calculation, analysis and demonstration, through a series of indicators such as housing price-family income ratio, rental price-housing price ratio, housing ownership rate and the Gini coefficient.Among them, a new point is, the use of an innovative model of housing filtering effect on Shanghai housing market which indicates the relationship between family income and housing needs and the "matching" housing level corresponding the housing quality level. It's concluded that: (1)in the rental and purchasing circumstances, the relationship of housing area grades and family income level just meets the reality. It can actively promote real estate market, without rental way, residents' housing needs will not be satisfaied effectively (2)the proportion of low-income families are still larger which means that just relying on their own income can not meet the minium housing requirements. Therefore, the government should intensify efforts to protect and encourage them to live by rent.Finally, this paper points out the problems exsisting in China's rental housing market and reasons for them, on the basis of it, some reform proposals is tabled to current rental housing market. It comes to a conclusion that the government should take pressing measures to develop the rental housing market and improve both the construction of system and market management system in order to set up a healthy and continued new housing system both by renting and purchasing way.
