The Reseacher On The Supply System Of Public House In Hangzhou

In recent years, the supply system of public house in Hangzhou has focus on low rental housing and public rental housing instead of affordable housing according to the national policies. It's very important to make the supply system match the local situation and public need, which could affect the results of housing security policy implementation. In this paper, based on the advanced experience of public housing in foreign countries and previous academic research, we study on the existing public households and tenants in private housing market, consider family characteristics, housing situation and psychological factors as research variables in order to built the public housing type choice theoretical framework.With estimates of theoretical models and empirical tests based on Multinoimal logistic techniques, we find that educational level, family size, anticipation of revenue growth, residential stability, housing quality awareness, economic costs, ideal type of housing mode and ownership had a significant effect on public housing type choice. So we suggest that affordable housing is necessary in the supply system of public house in short term and we should enhance the promotion of low rental housing and public rental housing, carry out monetary subsidies, establish supply system of public house.
