As China's urbanization process accelerated and the increase of its population, increased demand for all types of space, coupled with the real estate market is becoming increasingly fierce, the traditional project management model has been unable to adapt the demand of the market. As the basement of the Property Devoelopment company, project management, is related with the future development of the enterprises. The project management of the Property Devoelopment company involves planning, constructing, structure, mechanical and electrical, landscaping, management, est. it's a multi-disciplinary project, which calls for all professional collaboration and need the effective management of the manpower, financial, material and progress, quality, cost, safety,to be successful, to achieve the desired objectives. Good project management can promote enterprise development, and promote the development of the construction industry, bring huge economic and social benefits.This paper analyses the domestic and foreign using mode of project management, elaborates its characteristics,and compares it's advantages with disadvantages, at the same time, combining with the current status of domestic construction industry, the market environment for the conduct of business, This paper discuss the project management and the problems. As the Property Devoelopment company, for the project management, is most concerned about the following: First, the method of how the enterprises control the project management; Second, the replicability of the project management model in the multi-project construction at the same time. Therefore, in connection with the above viewpoint, this paper presents a new model of PMD(Project Manage Department) to control the project procession, which is a group organized by the Property Development company.Because PMD is organized by the Property Development Company, they can stand for the enterprises, participate in each stage of project procession, involving the stage of Project preparation - Planning & Design-bidding and procurement - construction -completion of the entire project. This model can effectively avoid risk from the external project management consultant which take place the enterprise controling the project, and restrict the team of PMD through some special internal system of management,which can set up the effective system of project management,for the whole process of project development, Meanwhile, as the representatives of the enterprises, PMD can choose the adapted Constructor through the appropriate project Construction, to ensure the smooth implementation of projects, with the collaboration of other participants. This medol is clearly logic, completely in it's system of management, with powerfully replicablity, applicable to the Property Development company which organize multi-project at the same time.This paper gives SOL-Yong Jiang Yuan project as an example, elaborate the oragnization and operation of PMD system, analysis the problem when this system operates, and gives the suggestion for the project.
