As China is quickly moving into an ageing society,the number of disabled or partially disabled elderly people has continued to increase.Because a large proportion of elderly people have various chronic diseases and cognitive impairment,there is a huge demand for medical care resources.The disabled and sick elderly people need full or partial long-term care in their daily life.With the change in the demographic structure,it will become very difficult to purely rely on children to take care of the disabled elderly people.In the meantime,the needs of lodging,activities and emotions of those physically healthy elderly people are not getting enough attention and effective care.Under such a background,the elderly care industry will embrace a huge growth era.The purpose of this paper is to explore how to transform the traditional residential property development model into the development model that is aimed at meeting the demand of the elderly care market,and it proposes the new concepts and new methods of the elderly care property development and operation that are suitable for the development strategy of F Company.This paper uses Ningbo Xingjianlanting elderly apartment of F Company for example,and it applies the operation demand of elderly property to the whole process management and decision making for the crucial steps,including project investment,design and construction.Firstly,it analyzes the development and operation of the typical projects of three major investors,namely: insurance companies,property developers and elderly care operators;and summarizes the role and impact of the elderly property operation plans in different types of projects.Secondly,it analyzes the significance,products and path of development of the elderly care property development strategy of F Company,and illustrates that the elderly care service content is an important step in implementing this strategy.In analyzing the management of the projects,this paper divides the guiding role of the operation plan into two stages: early stage and late stage of the project.In the early stage,the market analysis of the project uses operation plan to describe the image of the elderly customers that the project aims at,and clarifies the differences between the operation plans of the existing products on the local market;customer research is toanalyze the direction,content and priority of the operation and service plans from the perspective of the customer demand,so as to build the overall framework of the operation plan and to provide a reference for the ultimate operation plan at the late stage.In the late stage,on the basis of careful selection of operation and service suppliers,the design and supporting facilities can be done more rationally by making theoperation plan at an earlier stage;the layout design,architectural design and pro-elderly design provide a sound activity implementation platform,so that the systematic medical care services and elderly life services will effectively become a part of the service package that will better meet the needs of the elderly people.Finally the operation calculation analysis and operation risk analysis ensure that the project will have a reasonable profit margin and a guarantee system for the sustainable operation.This paper makes a complete analysis on the management process of Ningbo Xingjianlanting Elderly Apartment;clearly proposes that it is important and necessary to implement the operation management of the elderly property project at an early stage;and it will build this project as a benchmarking project for the elderly property industry and will provide the reference and positive experience for the future projects.
