Study On Compensation And Resettlement Mechanism In The House Relocation Process

As China's socialist market economic system continuously improved and the urbanization process rapidly, the contradictions and disputes between parties in the relocation process have become hot concerns discussed these days. Obviously, it's an unfavorable factor for establishment of harmonious society. It's very necessary to establish a reasonable compensation and resettlement mechanism in the urban relocation process. On the other hand, it's the key to the realization of harmonious urban relocation process.This paper synthetically contrasts compensation and resettlement mechanisms at home and abroad on the basis of theoretical research results and practical analysis. Aim to solve the major problems about the compensation and resettlement in urban relocation process, the author uses a method combining the knowledge of law, planning, economics, urban planning and public management to explore and establish a reasonable compensation and resettlement system info. The core of this method is the practical operation processes and the main objective is to establish a compensation and resettlement mechanism which helps to accomplish the harmonious urban relocation process. Then the author gives some advice on practical operation strategies which are effective for the realization of harmonious urban relocation process. On the other hand, the author analysis the position and point of value about the parties participate in the urban relocation process. The author also makes the relations between parties clear and find out the root of the contradictions from the analysis of hierarchy of needs. In the end, the author designed an ideal compensation and resettlement mechanism for the urban relocation process from six aspects including the selection of appraisal agencies and the credit evaluation system.The issues of transformation of the old city of demolition resettlement compensation, involved in many of the main,interest in the complex,and thus to improve its mechanis. In order to achieve the old city to a harmonious transformation to update the target, so the journey is long and difficult. Therefore, in the last of the article, the author had a summarized of the study about the transformation of the old city demolition compensation mechanism for the resettlement, and had a prospects of the future theoretical study, in the hope of future to better more studies and explore of the mechanism of the resettlement compensation for the demolition and the other issues about the old city transformation.
