| In recently years, China's real estate develops very fast along with the economy's fast developing for several years. The price of China's real estate has mounted fearfully and bubbles have occurred by now. At the same time, the world economy may suffer because real estate all over the world is falling and the bubbles may bust in no time. For this, it is beneficial that we lucubrate real estate bubbles and give some helpful advices to people.Firstly, this paper analyzes the basic theory of real estate bubbles, gives the definition of real estate bubble, and introduces the domestic and overseas scholars' research on causes of the foam formation. According to these analyses, the author analyzes mechanism of shaping, developing and breach of the bubble and harms of real estate bubble.Secondly, this paper constructs the comprehensive real estate bubble evaluation index system through the selection, screening and rational analysis of real estate bubble indicators; Determines the optimal combination weights of indicators by combining variation coefficient method and the AHP method optimally, grades the indicators by using Grey Relation Theory, And then establishes comprehensive evaluation model of real estate bubble;Lastly, with the use of the comprehensive evaluation system of real estate bubble, this paper demonstrates in two ways. Firstly, this paper demonstrates the real estate bubble degree of china's real estate market during the last 10 years as a whole, and concludes the integrative score and sequence of each evaluated year. Secondly, this paper demonstrates the real estate bubble degree of 35 big cities in China to evaluate bubble degree of different places.I sincerely hope this paper can give us enough attention to real estate bubbles and have a certain reference to the formulation of our country's real-estate policy. |
