As early as 2016,the state began to carry out comprehensive regulation on the real estate industry,adhering to the main tone of "housing to live without speculation",and simultaneously regulating policies and measures from the perspective of supply and demand for developers and individual households.In 2017,at the 19 th National Congress of the Communist Party of China,the main keynote continued to be firm,indicating that my country’s traditional real estate industry is gradually declining,and industrial real estate has become a new development direction for real estate enterprises.Industrial real estate actively caters to the national construction guidelines and adapts to the national development strategy.Broader development prospects.On the other hand,the tightening of my country’s land policy and the strengthening of financial supervision and control over the financial market have made it more difficult for real estate companies to finance,and some traditional financing methods have become difficult.For sustainable business development,how to adjust the industrial structure,broaden financing channels,and evaluate financing risks has become a common problem for many real estate companies in my country.Led by A real estate company,many large real estate companies have begun to turn to industrial real estate business.A real estate company has advanced in the development of industrial real estate and PPP mode.Due to its special business structure,it also has particularities in financing channels,financing risks and capital structure.Therefore,A real estate company is selected as a case.There are many risk evaluation methods.Based on the combination weighting method,the financing risk of A real estate company can be evaluated more accurately,which is of great significance to the company in the adjustment of industrial structure.Based on this,this article firstly defines the theoretical basis and concepts related to financing risk;secondly,analyzes the basic situation and financial status of A real estate company,based on the concept definition and combined with the current situation of A real estate company to identify its financing risks;again by constructing financing risks The evaluation index system uses the combination of subjective AHP and objective entropy method to determine the weight of the financing risk evaluation index system,and at the same time uses the fuzzy comprehensive evaluation method to evaluate the financing risk of A real estate company,and obtains the financing risk level of each level;finally based on The financing risk evaluation results are analyzed,and financing risk control measures are proposed to reduce financing risk.By evaluating the financing risk of Real Estate Company A,it can help it better understand its own financing risks,and manage and control financing risks in a targeted manner,so as to achieve the purpose of reducing financing risks.At the same time,the research case and the selection of the research process are representative,which can provide a useful reference for other real estate companies in my country in terms of financing methods and financing risk control.
