In the current stage of development, the real estate industry is not only the connection of important link of industries of national economy, and is the key link that connects with the consumption and investment, government and market, immediate interests and long-term interests, public interests and private interests, economic development and the relationship between environment and resource. In recent years, because of the rapid development of real estate industry, the problems have appeared that housing is overpriced, great size housing account for a large proportion, large scale of construction is oversized, and so on. It doesn't accord with the requirement of the sustainable development, and it is difficult to sustain long-term development. In 2008, the real estate transaction volume appeared atrophy, housing price growth pace slowed down, housing price in some regions dropped, and the capital chain began to tension, which are the results of the accumulation of the problems for years that have mentioned before. In addition, the real estate market will face the fierce competition continually. In this case, a real estate enterprise should constantly improve their management mechanism, increase efficiency, and seek the new perspective to solve the problems. Therefore, they can adapt the market environment, keep competition advantages in fierce market place, and maintain market leading position as well.This paper uses combinational evaluation method for the efficiency of the listed company of real estate. It summarizes the development mode that is better for improving the efficiency of the real estate enterprises. Firstly, this paper sets a relatively complete index system for real estate enterprise in efficiency evaluation, and adjusts the index system according to the various evaluation methods. Then it estimates the efficiency of the listed company of real estate and ranks ordering by a single evaluation method, and summarizes the reasons for the differences efficiency. Next, it uses combinational evaluation method to estimate, test and analyze the results. Finally, it summarizes the characteristics of the listed companies which have high representative, and gets a series of improvement suggestions and opinions on real estate enterprise efficiency. This paper tries to make a contribution to improve efficiency of real estate enterprise in the theoretical level.The author hopes to provide some useful suggestions for the development about real estate enterprises based on the efficiency evaluation research, in order to deal with the current competition among real estate industry.
