Real estate development is like a "double-edged sword". On the one hand, it played a very important role in promoting socio-economic development, improving urban landscape, raising the quality of the living environment and promoting the process of urbanization; On the other, under market economy conditions, real estate developers and city planning departments hold different values and focuses of consideration, proceeding from which more contradictions and conflicts arise, leading to the uncoordinated situation between urban planning and real estate development. With China's rapid urbanization, such problems of uncoordinated development become increasingly prominent, causing serious impacts on the city's sustainable development.In view of the many problems of real estate development in current China, As a leading of real estate -- urban planning and planning management will decide whether China's real estate industry can have a sustained and healthy and stable development . Urban planning, as the theoretical basis of real estate development, has the most direct and concrete influence on its regulation. Although China takes various regulative measures on real estate development, theoretical and systemaltical research on how to guide real estate development into a healthy development track, from the view of urban planning, is still rare. So this paper wants to make a more systematic study on how to get urban planning in the real estate development of the guidance and controlling ,trying to research this area and made some useful attempt.Based on the real estate development and urban planning uncoordinated development in the current China of a series of contradictions and problems, In summing up domestic and foreign real estate development and urban planning of research results .through urban planning in the real estate development and the relationship between the mechanism of the interaction, detailed analysis of these contradictions arise. the conclusions are elicited that the inducing and controlling efforts of urban planning are proposed to be practiced efficiently by the coordination within various organizations by the technical, administrative, legal, economic and social measures. Therefore, the author's opinion is that general management model of the real estate development emphasizing on urban planning. Also, the the general management of urban planning to the real estate development is recommended to be strengthened and perfected.
