According to real estate development process, this article researched the real estate investment decision methods. Began with the problems faced by real estate development enterprises through investment decision process, the article analyzed block choice and pricing strategies in preparatory work of real estate development and established the models based on AHP, Fuzzy mathematical method and Grey relational theory. The objective is to help investors to deal with the questions of decision making among several plots of land and rational opening price making.At the same time, in the current circumstances of urban land scarcity and land prices skyrocketing, it is also increasingly concerned by real estate development enterprises to select the applicable and economical structure schemes. Aiming the problem of blind decision making on design plans in planning and design stage, this article made a structure design choice research and quantified the choice through establishing the model based on fuzzy math theory in order to reduce the subjective arbitrariness in decision-making process.It researched mainly in the following aspects:(1) The article defined the concept of real estate investment decision and analyzed the theoretical foundation of real estate investment decision, the advantages and disadvantages of various normal analyzing methods investment decision and principles of three integrated evaluation methods and steps of model establishing.(2) Based on the main line of estate development process and engineering examples, the article established the block choice model relied on fuzzy mathematics and the pricing model founded on Grey Relative Theory.(3) By the studies of the main factors which affect the project cost in structure design, the article establishes the structural design evaluation system and, the calculation model through engineering examples based on multi-level fuzzy rating mathematics. In conclusion, this article discussed and researched all the above-mentioned contents by combining theory with practice and brought forth feasible methods and proposes for improving and perfecting the real estate investment decision in China.
