China's Real estate industry has developed from the initial disorderly competition and price competition to today's brand competition. Real estate enterprises are faced with challenges of both risks and opportunities. And they need to strengthen their own management, and through the promotion of the work performance of employees, thereby improve their overall performance. This article, based on the performance management theories and through a questionnaire survey supplemented by interviews, analyses the original staff appraisal system of Huayu Real Estate Company and designs and improves a new set of staff performance management system with a view to provide some references for the company's high-level managers and the staff engaged in the work of human resources in the practice of the performance management.This paper is divided into six parts. The first part introduces the background, significance and the status quo of the research on performance management at home and abroad and the framework and the scope of the study. The second part introduces some correlated performance management theories and the differences between performance appraisal and performance management. The third part analyses the status quo and problems of the performance appraisal in Huayu Real Estate Company. It introduces the background of the company, the company's original performance appraisal system and the existing problems. The fourth part mainly designs and constitutes new employee performance management system, including the work analysis, determining the tasks and responsibilities of the positions and the corresponding staff, designing research questionnaire, carrying out objective management, establishing KPI System, designing evaluation forms, establishing procedures for performance management, designing performance appraisal process, designing evaluation cycle, using the results of the evaluation, the communication feedback, etc. The fifth part talks about the guarantee for the implementation of Huayu 's performance management system, including building a culture of corporate performance, the participation of company top management , support of basic management, follow-up of salary management system and the amendment of performance appraisal system. The sixth part as the conclusion brings forward more consideration about the performance management.
